Madison is the echelon suburb of the Mississippi state capital & is also a certified retirement community. In 2005, CNN/Money Magazine listed Madison as the 55th best place to live in the United States. It is, by far the greatest place to live in Mississippi because it has the best public schools, the best private schools, the best shopping, the finest restutants, the most convenience, & the most police per capita. Madison had a population of 14,692 at the 2000 census.

The City of Madison has been compared to Peachtree City in Georgia in that it is a community centered around the sport of golf. No other county in Mississippi has more holes. The neighbors are surrounded by no less than 8 private clubs with 18 hole courses. The course at Annandale Country Club is on the PGA tour. Annandale's PGA purse is well over $2,000,000.00 each year. The Professional Golf Association is responsible for the over 100,000 fans that spectate the event each year.

Both Saint Andrew Episcopal School & Saint Joseph Catholic School have each constructed fine new campusses on Madison's westside. Madison Ridgeland Academy, referred to locally as MRA, has just completed a huge renovation project at their camppus on the eastside.

A beautiful, red ,bricked overpass was just completed at the Interstate 55/Mannsdale Road interchange. The completion of the unique overpass has facilitated the construction of a new open-air mall in Madison. This new mall is centrally located so that it can be accessed within 10 minutes from either side of town & it is scheduled to open in 2007.

The westside is newer, quieter, & more valuable than the eastside of Interstate 55.
New points of interest on the westside include the "Washington Monument" (commercial tower), Simmons Arboretum, the "Brick Wall" (Wal-Mart), Liberty Park, Highland Colony Parkway, & the Grand Theatre.

For those not from the Central Mississippi area, I need to point out that the schools in Madison are a tremendous draw for families and unfortunately we have too few homes in the price range under $300,000,00 for these families. The rezoning of this property allowing the smaller lot sizes and smaller homes will provide a tremendous opportunity for a developer for this area. Lots for houses in this price range should sell for $45,000.00 and up. At this minimum selling 205 lots would realize $9,225,000.00. Obviously, this is an amazing opportunity.
